As in the rest of France, the property market on the Côte d’Azur in general is suffering, but the Mediterranean coastline remains very dynamic

Prices per m² remain very high on the Côte d’Azur and further to the subprime crises, credit is increasingly difficult to obtain. The reasons behind such buoyancy: an exceptional living environment, a sunny climate and a very dynamic economy (Sophia Antipolis). Easy access (TGV, low-cost airlines which offer cheap flights to and from the region…) has also opened the Côte d’Azur to many new buyers from Paris, Lyon and abroad while not forgetting that the Côte d’Azur still attracts the very richest layer of investors who are on the lookout for exceptional properties. Villefranche-sur-Mer for example is where the most expensive villa in the world is to be found, bought by a Russian billionaire. Property developers, in reaction to very strong demand, are building numerous residential complexes. From Marseille to Menton, new developments are beginning everywhere along the coastline. Most of the principal coastal resorts (Toulon, Hyères, Fréjus, Saint Raphaël, Cagnes-sur-Mer…) have ongoing property development programmes. Prices vary from 120,000 to 220,000 Euros for a two-roomed apartment. For those who prefer the environment and tranquillity further inland (Grasse, Mougins, La Trinité…) there are many opportunities at present and the prices are more reasonable too.
