The ochre city of Marrakech has recorded the highest increases.
But the other major Moroccan cities (Tangiers, Casablanca, Rabat, Fez, Meknes, Essaouira, Agadir, etc.) are following this trend. Even cities that just a few years ago generated little foreign interest (Ouarzazate, Oujda, El Hoceima, Dakhla) are now under the spotlight.
The major Moroccan cities… at what price?
At the heart of the historic Medina in Marrakech or Fez, count on paying about € 200 000 in total for a renovated 3-bedroom Riad.
In a larger version, a fully equipped 300 m2 Riad with a swimming pool sells for close to € 750 000.
The price of new, high-end villas (pool, private yard, Hammam, air conditioning, security guard service, etc.), from 310 to 380 m2, run between € 670 000 and € 900 000.
Who are foreign investors?
The French have pretty well always been the principal market. Improvements made to Morocco's roads and the large number of flights from most of France's major cities have greatly contributed to this success.
More and more French retirees with comfortable pensions are settling in Morocco. In addition to the sun and Moroccan hospitality, the country offers significant tax advantages (a tax abatement of 40% on the annual amount collected and an additional abatement of 80% for retirees with pensions of foreign origin!).
The number of Belgians, British, and Spanish is also rising.
