If the landlord plans to rent his/her property, he/she must supply two types of survey.
The Statement of Natural and Technological Risks (ERNT)
The statement of natural and technological risks (ERNT) is a mandatory document since 1st June 2006.
For all rentals (empty, furnished, seasonal, professional, business, etc.), the owner must provide a statement of natural and technological risks (ERNT) at the same time as the rental agreement.
Valid for 6 months, this document lists the natural (flood, drought, earthquake, etc.) and the technological risks (industrial, chemical, biological, etc.) to which the property is exposed.
Be careful, it is essential for this document to be provided to the tenant, if not, a judge could decide to reduce the rent.

The Energy Performance Certificate EPC for rentals
The rental EPC is mandatory since 01 July 2007 for all buildings or parts of a building except: temporary constructions of 2 years or less, places of worship, buildings for industrial, farming, or non-industrial use, independent buildings of less than 50m² of gross floor area, historical monuments.
It only has an informative value and the tenant cannot use the information contained in this survey against the owner.
Owner-landlords can – since 1st July 2007, provide at the time the lease is signed or renewed, a document called the energy performance certificate (EPC), document that makes it possible to find out how much energy a residence consumes in hot water and heating.
Nonetheless, if you have the EPC, called the "rental EPC" (for tenant use) carried out, you cannot use this EPC should ever want to sell your home, in this case another EPC has to be carried out.
If however you have a valid for sale EPC carried out, you could use it for tenant information and it will remain valid for ten years.
Lead Survey
Mandatory as of 12th August 2008 for all rentals of properties for which the building permit was issued prior to 1st January 1949.
If the presence of lead is detected, the survey will remain valid for 6 years, otherwise its validity is unlimited.
