In today’s environment, the energy performance qualities of a property are becoming sales criteria
The energy performance certificate (EPC) is required for all real estate sales since November 2006 and all rentals since July 2007.
The certificate ranks a property’s level of energy efficiency on a declining scale from A to G. A indicates the house is very energy efficient, G that it consumes heavily and CO2 emissions are consequently high.
Until recently, EPC results were barely considered during negotiations. But, within the scope of the Grenelle de l’environnement process, the rising cost of energy, and the convention signed on 19 May 2008 concerning the inclusion of energy performances in real estate listings, the quality of a property’s energy efficiency is quickly becoming an important part of negotiations.
So, if your property consumes very little energy, make sure everyone knows about it.
