Issued free of charge by the Mayor’s office of the commune where the property is situated, the zoning certificate is an administrative act that indicates the status of the zoning rules that apply to the property. Be careful, in no case does it replace the building permit.
The zoning certificate contains all of the zoning provisions that apply to the property (density of construction, layout and nature of buildings, exterior appearance, dimensions, layout of surroundings, etc.), describes any public easements that affect it, and the public utilities that service it (roads, etc.).
This document also provides an indication of whether or not you will be able to make your construction project a reality and lists the legal, technical, and financial conditions that govern the allocation of land. It is issued free of charge by the Mayor’s office for two months following the application and remains valid for 18 months from its date of issue.
The zoning certificate is not a building permit. It informs you as to what you can do but doesn’t give you permission to start work.
